This, in turn, allows us to offer a fast turnaround and book your report within 48hrs and 80% of our Domestic Energy Assessors now use the advanced Etech system enabling us to submit all our findings from site giving you or your agent the report within minutes of leaving the property. Current legislation states that all residential and commercial properties whether being built, sold or leased must make available an Energy Performance Certificate to prospective purchasers or tenants. This enables people to make informed decisions relating to the energy efficiency of a property. This legislation was passed in October 2008 and even new build properties require an EPC. The certificate provides ‘A’ to ‘G’ ratings for the building, ‘A’ being the most energy efficient and ‘G’ being the least efficient. A report can be produced alongside the EPC which will recommend improvements to make a building more energy efficient.
How do I get an Energy Performance Certificate?
EPC’s can only be produced by an accredited Energy Assessor.
The DEA will need to understand the internal layout of the building, its construction, what it’s used for (i.e. commercial or residential), the services, lighting and controls used. This is to understand the energy demands of each individual space. This information is fed into a Government approved software package which in turn produces the certificate. All Energy Performance Certificates are registered and stored in the national register with a unique reference number (UPRN).
Do I have to have an Energy Performance Certificate?
The simple answer is yes, if you are selling or leasing a property you must have an EPC available to any prospective buyer or tenant, if you fail to produce one there is a penalty which could be 12.5% of the rateable value of the building subject to a minimum penalty of £500 to a maximum of £5000. There is also a default penalty of £750 for when the formula cannot be applied. A formula is used as the costs of producing EPC for non-dwellings are expected to vary according to size, complexity and use of the building. The certificate will still be required. EPC’s are not required prior to the construction of a building nor are they required on the sale, rent or construction of the following: Industrial sites, workshops and non-residential agricultural buildings with low energy demand; Temporary buildings with a planned time of use being less than 2 years; Stand alone buildings with a total useful floor area of not more than 50m² for non-dwellings Places of worship
